Contrary to popular belief, cheap condos in Singapore are not a rarity. Amidst the glitzy photos of luxurious projects, there also exist modest condos which can still offer decent lifestyles.

In this article, we chose 10 condominiums, which occupy 10 different localities across the island. The featured projects have affordable prices due to various reasons: Accessibility, Spread of facilities, Distance to the city, etc. However, we can’t describe any of these condos as downright bad. If a condo is relatively inaccessible, it usually has a greater offering of facilities that balances out these shortcomings. Conversely, a simple project with modest facilities tends to have a good location, abounding with nearby eateries and amenities. After all, developers would require at least one compelling selling point to appeal to customers, isn’t it?

This list demonstrates that there are cheap condos in Singapore, close to wherever you may be living right now. For ease of reference, we have sorted the condos based on the Planning Regions of Singapore. 

Cheap condos in Singapore: Central Region

1. La Fleur

One of the cheapest condos in Singapore is La Fleur, a freehold condominium nestled among the lorongs of Geylang, in District 14. It was completed in 2014 by Teambuild Developers Pte Ltd. At eight storeys, it is relatively higher than its immediate surroundings, which consist of other apartments and condominiums. It includes facilities such as a swimming pool and pool deck. Its 58 one-bedroom units vary in size from 409 to 721 square feet (sq ft).

La Fleur is located just 9 minutes walk from Aljunied MRT station on the East-West line. The nearest bus stop is located just 120 metres away on Geylang Road, and from which numerous buses provide transport to the city area and various other locations. Just around the corner on Geylang Road, there are numerous eateries including No Signboard Seafood restaurant.

2. Prestige Heights

Completed in 2013 by Fragrance Land Pte Ltd, Prestige Heights is an affordable freehold condominium situated in Balestier in District 12. Interestingly, Prestige Heights has facilities including a swimming pool, gym, and jacuzzi. The 154 units, which comprise one-bedroom, two-bedroom and three-bedroom units, vary in size from 334 to 1,787 sq ft.

Prestige Heights is located just besides Shaw Plaza, which has an underground supermarket as well as numerous eateries and shops. Out along Balestier Road, there are also many good eating places such as Loy Kee Chicken Rice, and the Balestier Market food court is a mere 5 minutes walk away. The nearest bus stop is located just 150 metres away on Balestier Road, from which buses travel to locations including Toa Payoh, Ang Mo Kio, and the CBD.

3. The Hillford

The Hillford is a 60-year leasehold condominium at Jalan Jurong Kechil, in Upper Bukit Timah, District 21. It was completed in 2017 by World Class Development (North) Pte Ltd. It boasts a stunning array of facilities – including a wellness corner, petanque lawn, golfing green, theatrette, poolside pavilion, yoga alcove, an indoor gym and numerous lounges among many more. On the ground floor, there are 20 commercial units including cosy eateries, clinics, a minimart and a preschool centre. The entire development contains 281 units spread across six blocks. Containing one-bedroom and two-bedroom apartments, the units vary in size from 398 to 657 sq ft.

The Hillford is located just 10 minutes walk from Beauty World MRT station on the Downtown line. The nearest bus stop is located directly outside the premises on Jalan Jurong Kechil. From there, buses travel to locations including the CBD, Bukit Timah and various other locations. Bukit Timah Shopping Centre and Beauty World are also located just 10 minutes walk away. In the area, there are also the dining establishments along Cheong Chin Nam Road and the Bukit Timah Market.

Cheap condos in Singapore: North Region

4. Parc Rosewood

Parc Rosewood is a 99-year leasehold condominium located on the southern edges of Woodlands, in District 25. It was completed in 2014 by Kensington Land Pte Ltd. There are a multitude of facilities, including several swimming pools, lounge bar, a floating island, numerous pavilions, a tennis court and kids’ adventure zone. It contains 689 one-bedroom, two-bedroom and three-bedroom units, and they vary in size from 431 to 1,625 sq ft.

Parc Rosewood is located about 15 minutes walk from Woodlands South MRT station. Recently opened in January 2020, this brand new station is on the Thomson-East Coast (TEC) line. By 2021, the TEC is set to connect the Woodlands area directly with Thomson, Orchard, and the CBD. Additionally, the nearest bus stop from Parc Rosewood is located just 100 metres away on Woodlands Avenue 2. This affordable condo also has a free shuttle bus provided for condo residents to Woodlands MRT station. Moreover, the Woodgrove, a neighbourhood shopping mall which houses eateries and a supermarket, is located 8 minutes walk away.

5. The Nautical

The Nautical is a 99-year leasehold condominium located at Jalan Sendudok, in District 27. It was completed in 2016 by Hao Yuan Investment Pte Ltd. Facilities include a gym, lap pool, function room and barbeque area. The Nautical has 435 units spread over four blocks, which contain 5 storeys each.

The Nautical is located just 10 minutes walk from the recently opened Canberra MRT station on the North-South line. The nearest bus stop is located just outside along Sembawang Road, where there are several buses. Sembawang Shopping Centre, which houses eateries, various shops and a basement supermarket, is just located next door. Moreover, the shopping centre provides a free shuttle service to Yishun, Sembawang and Woodlands. Finally, there are numerous eateries along Jalan Tampang and Jalan Legundi, just across the road from The Nautical.

6. Skies Miltonia

Skies Miltonia is a 99-year leasehold condominium nestled in the eastern fringes of Yishun in District 27. Although surrounded by other condominiums and residences, this affordable condo is close by the Lower Seletar Reservoir. It was completed in 2016 by TG Master Pte Ltd. There are eye-catching facilities such as a rain canopy, cabanas, sauna, numerous gardens and a selection of different pools. Furthermore, a ground-floor supermart is also available for residents’ convenience. Its 420 units span 8 blocks of 13 storeys each. The units comprise of one-bedroom and bigger units, which vary in size from 484 sq ft upwards.

A free shuttle bus allows residents easy accessibility to either Yishun or Khatib MRT stations. For amenities, the neighbourhood shopping centre Wisteria Mall is located 13 minutes walk away. Additionally, Skies Miltonia has numerous coffee shops dotted around the area, within easy walking distance.

Cheap condos in Singapore: North East Region

7. Riverbank @Fernvale

Another one of the cheapest condos in Singapore is Riverbank @Fernvale, a 99-year leasehold condominium located at Sengkang West Way, in District 28. It was completed in 2017 by UOL Development (Sengkang) Pte Ltd, a subsidiary of the renowned UOL Group. Located beside the Sungei Punggol River, it is within a cluster of other apartments and condominiums. Its facilities include a tennis court, lap pool, karaoke room and a sky observatory containing sky bar and gym. There are 555 units, ranging from one-bedroom all the way to five-bedroom and cabana units. Its 67 one-bedroom units have a size of 495 sq ft.

Riverbank @Fernvale is conveniently located a mere 6 minutes walk from Layar LRT station on the Sengkang West line. From there, frequent LRT trains ply just 3 stops to Sengkang MRT station. There is a bus stop located just outside the condo on Sengkang East Way, from which buses provide transport to locations such as Hougang and Yishun. The Seletar Mall, which contains eateries, shops, a supermarket and a cinema, is an easy 10 minutes walk away. Besides, a selection of eateries along Jalan Kayu are located around 15 minutes away. Finally, just 4 minutes walk from the condo is also the tranquil Sengkang Riverside Park and Floating Wetlands.

Cheap condos in Singapore: East Region

8. The Santorini

The Santorini is a 99-year leasehold condominium located at Tampines Street 86, in District 18. It was recently completed in 2018 by MCC Land Pte Ltd, an arm of Chinese construction giant MCC Group. Situated at the western periphery of Tampines, it is just a stone’s throw away from the serene Bedok Reservoir. The wide range of facilities it boasts include numerous pools, a gym, barbecue plaza, fitness stations and tennis courts. It contains 597 units spanning 8 blocks of 15 storeys each, ranging from one-bedroom to bigger units. The 165 one-bedroom units have sizes of either 463 sq ft or 527 sq ft.

The Santorini condominium is located in a relatively underdeveloped area where public bus options are limited. However, there is a free shuttle service to Tampines central! Once there, residents can enjoy three shopping centres in addition to sports facilities and other amenities. Besides, in the immediate vicinity, Tampines West Community Centre is a 15 minutes walk away. There are numerous coffee shops within easy walking distance as well.

9. Treasure @ Tampines

Treasure @ Tampines is a massive 99-year leasehold condominium located in District 18. Scheduled for completion in 2023, it is slated to be one of Singapore’s largest condominium projects. Its developer is Sim Lian Group Ltd, a local developer with a track record of best-selling residential projects. Its facilities will include numerous pools, a jogging track, fitness stations, gym, jacuzzi and more. With a stupendous 2,203 total units, the sprawling compound will comprise a cluster of 12-storey blocks.

Treasure @ Tampines will be located 14 minutes walk from Simei MRT station on the East-West line. The station, along with adjacent Eastpoint Mall, will be accessible via an overhead bridge across the PIE. The nearest bus stop is located just outside the premises on Tampines Street 11. There are numerous amenities within easy walking distance, including the Tampines Round Market 4 minutes away. Also, Tampines Changkat Community Club is located just across the road.

10. The Inflora

The Inflora is a 99-year leasehold condominium located at Changi / Tampines East, in District 17. It was completed in 2017 by Tripartite Developers Pte Ltd. Its numerous facilities include several pools, pavilions, an aqua gym, fitness station, playground, tennis court and several lawn decks. It contains 396 units, spread throughout 9 blocks of 8 storeys each. 

The Inflora has other condominiums and residences surrounding it, giving it the distinctive rustic charm of the East. There is a shuttle bus for residents to Tampines MRT Interchange, with all its surrounding amenities. Moreover, the bus stops along Flora Drive serves buses which head to Simei, Pasir Ris, and further afield.
