Canberra MRT has just come on line, and I can see some very happy residents in the Sembawang / Yishun neighbourhood celebrating. For those who are looking into the area, we’ve assembled a list of 5 condominiums that are just a short walk from the newly opened MRT Station.
#1 The Nautical
Sited along Jalan Sendudok, this development is a 99-year leasehold, a 435-unit development that sits in between Sembawang, Yishun, and now Canberra MRT. Completed in 2016, the 4-block Nautical development has an elegant “resort-style” property that gives residents an easy-breezy sense of living.
It has the requisite mix of BBQ pits, Basement car parks, Clubhouse, Function room, Gymnasium room, Jogging track, Lap pool, and Pool Deck. It’s right next to Sembawang Shopping Centre, and only 500m away from Canberra MRT.
#2 The Brownstone
Influenced by New York, the namesake EC is around a 3-minute walk from Canberra MRT. Developed by City Development and TID International, this 99-year leasehold, 638-unit EC project set to TOP in 2022. The Brownstone’s distinctive sandstone facade and jetty balconies bring New York to mind and sets it apart from other EC projects in Singapore. The project comes in a mix of 2-, 3-, 4-, and 5-bedroom units, running the range of 730 soft to 1710 sqft.
#3 Yishun Sapphire
Yishun Sapphire’s Canberra Drive location places it a very short distance away from Canberra MRT, and it’s an interesting development. Completed in 2000, the 99-year leasehold, 380-unit development sits closer to Yishun Neighbourhood Park but is still just 400m walk to Canberra MRT.
Thisshows how well priced the condominium is, with an asking of $850,000 for a 3-bedroom, 1195 sq ft unit. This boils down to a very reasonable $711.29psf pricing, a rare sight for a condominium near an MRT in 2019.
#4 Canberra Residences
MCC Land’s 99-year leasehold Canberra Residences is a 320-unit development that is greenery-filled resort-styled condominium that is 10 minutes walk from Sembawang MRT, and 5 minutes away from Canberra MRT. The development’s 320 units are split into 1-, 2-, 3-, and 4-bedroom apartments with some dual-key units included in the development, and sizes run from 614 sq ft all the way up to 2153 sq ft.
While there aren’t many units up for sale, previous transactions averaged at around $986 psf, so this is definitely a more expensive development in the area.
#5 One Canberra
Another MCC land development that is near Canberra MRT is One Canberra, a 665-unit development completed in 2015. This development is massive, with 13 towers with a mix of 3-, 4- and 5-bedroom configurations, in ordinary and dual key configurations.
Recent pricing for this development has been reasonable, like this 1259 sq ftwith an asking of $1.05 million. If you boil it down, this is a pretty fair $834 psf pricing. While it might not be as low as some of the others, it sits firmly in the middle of the pack.
