We have to first say that this site is much closer to Yio Chu Kang MRT as opposed to Ang Mo Kio MRT, but it’s literally a short train or bus ride away. That means you’re 5 minutes away from the beating heart of Ang Mo Kio, with its library, AMK Hub shopping mall, and an endless list of amenities located in the town centre. Yio Chu Kang Beacon is also very near Yio Chu Kang Stadium.

Of course, that means you’re going to have access to the North-South Line, as well as bus services running from Ang Mo Kio Interchange. Besides that, the upcoming Lentor MRT will be a short walk away and will connect residents to the East Coast Line.

The mature estate status also means a laundry list of schools, with Mayflower Primary, Jing Shan Primary, Anderson Secondary, and Nanyang Polytechnic the closest to the development.

This development has a more limited set of floor plates, with 2-, 3- and 4-room apartments available. While we expected the prices for 4-room units in this development to cost approximately $380,000, actual pricing for 4-room flats starts at a steep $451,000. Still, this steep price is worth the price of entry into a mature estate with ageing HDB flats, which means higher values for flats at this new development as we move forward.

Here are the final prices for the Yio Chu Kang Beacon BTO development:

  • 2-room Flexi (38 sqm): Prices start at $170,000 and go up to $202,000
  • 2-room Flexi (47 – 48 sqm): Prices start at $212,000 and go up to $253,000
  • 3-room: Prices start at $332,000 and go up to $391,000
  • 4-room: Prices start at $451,000 and go up to $563,000
