Singapore’s land scarcity comes through in the high prices that private property owners have been paying in recent years.

This limited stock of land results in a property market that favours location and amenities when it comes to pricing.

It is no wonder, then, that condominium properties like the Silversea are considered as heavily coveted luxury living spots.

Located along Marine Parade Road, the 99-year leasehold development’s main boast is its unblocked view of the sea.

This 4 tower, 383 unit development comes with a range of bedroom sizes from 2 bedrooms all the way up to penthouses and were sold with robust designer fittings included in the price.

However, what impresses us the most about this development how the convenience of the location makes that oceanfront view almost an afterthought.

The condominium itself comes with luxury facilities like Balinese Spa Villas, Japanese Onsen Villas, Themed Dining Options and Themed Cabanas.

Transport and Connectivity

Let’s start with connectivity: 2 MRT stations, 1 additional planned MRT station, direct access to ECP, 10 minutes to Changi International Airport.

While residents of Silversea can walk to Dakota MRT Station to access the Circle Line, they can also take a short bus ride to Eunos MRT station to get on the East-West Line.

The additional planned MRT station is Marine Parade MRT station, which is part of the Thomson-East Coast Line that will link the East Coast of Singapore to the northern side of the country by cutting through the city’s Central Business District.

The ECP is also less than 5 minutes drive away from the development. From there, it’s a 10-minute drive into the Central Business District.

Recreation and Amenities

Silvers is walking distance to East Coast Park, one of the most popular places for people to relax. The park has bike rentals, futsal astroturf, barbecue pits, and a whole bunch of eateries to choose from.

The Kallang River is also a short distance away. This waterway is popular for water sports on the weekends, with a water sports centre that was purpose-built for the place.

Besides the parks and waterways, Silversea has Parkway Parade within striking distance. The mall is one of the most popular malls in Singapore.

The mall is huge, with approximately 560,000 square feet of space divided into 7 floors. There are multiple dining options here, a supermarket, kids education options, a food court and a departmental store.

If you’re looking for a niche set of offerings, I12 Katong is a stone’s throw away. The smaller mall has some interesting, upscale food options like a Chop House, and even Hong Kong’s Michelin starred Tim Ho Wan. They also have a Golden Village cinema for those looking for a place to enjoy a date at the cinema.

Pricing and Availability

Most of the units on sale are larger in general, with the penthouses available on the market.

These large 4962 sq ft units are rare in the market and come priced accordingly. Located on the highest floors of their towers, penthouse units are not cheap.

Come for the view, stay for the convenience

Oceanfront property in Singapore tends to be a hit or miss, with the views generally not as stunning or consistent as some of the oceanfront properties in the neighbouring countries.

In Singapore, the best thing to do is to buy for location.

That’s why we think that when it comes to Silversea, the view comes after the location and build of the units.

Silversea is certainly luxury living, but what makes it such a viable property to live in is its excellent positioning.

The location is primed for convenience, with transport, food and recreation within easy reach.
