Executive Condominiums (ECs) were introduced due to the demands of the “sandwiched” class whose household incomes exceed the ceiling for HDB flats but are unable to afford private condominiums.
As such, ECs are built like condominiums but are still subject to the 5 years Minimum Occupation Period (MOP) that HDB flats are subject to.

Watercolours @ Pasir Ris achieves MOP at the end of this year. This development is an 8 block, 416 unit development, split into 4 blocks of 12 floors and 4 blocks of 11 floors. Pasir Ris might not be that near the city centre, but it’s worth a look if you’re looking for residential living close to the coast.

Arc at Tampines

Arc at Tampines is one of those massive developments that have taken root in the last few years in Tampines. Arc has 9 whole blocks, each with 16 storeys, for a total of 574 units. Its location in the regional centre of the east will be a boon for sellers, and an advantage for potential residents.

RiverParc Residence just came into MOP this month, and it’s an interesting place to be in. Punggol’s location is relatively undeveloped compared to Sengkang, but the location is primed for growth and getting into an EC here might be good if you’re looking for price appreciation. The 7 blocks of 18 storey buildings are located near the well-loved and developing Punggol Waterway.

Austville Residences sits close to Buangkok MRT station, and in the more developed the neighbourhood of Sengkang. The Australian-themed EC has 6 towers of 18 floors, for a total of 540 units. The development is close to Punggol Park and also close to the Kangkar LRT stop.

MCC Land’s The Canopy development came out of MOP early this year, and with it came to its 406-unit, 12 blocks onto the resale market. This location is a short feeder bus ride away from Yishun MRT, and while the recent condominiums in the neighbourhood are closer to the MRT, they are also rather pricey to begin with.
The Canopy is well-supported with supermarkets, a park, and food options within walking distance.

CDL’s luxurious 602-unit Blossom Residences is coming out of MOP in a few months, and there’s a good reason to be excited about this. The development is well-located, with proximity to Bukit Panjang Plaza, Junction 10 Shopping Mall, and Hillion Mall. It’s also close to nature, with Upper Seletar Reservoir just within walking distance.
