This November’s BTO launch is starting to look very very tantalising. This release slate places over 4000 units across Ang Mo Kio, Tampines and Tengah, and 2 out of the 3 locations are very exciting. Let’s take a look at these estates.
Ang Mo Kio BTO
The location is ridiculous, and the potential is already built-in. Ang Mo Kio BTO is the rare gem that will be highly sought after. The last BTO in this area was in May of 2016. On top of that, this release is small, with only 450 units.
The project will be sited along Ang Mo Kio Avenue 9, which is a short walk near Yio Chu Kang MRT. Additionally, the site is located just a short distance from the bustling heart of Ang Mo Kio, with its bus interchange and the massive AMK Hub. Yio Chu Kang Stadium and the attached swimming complex is also nearby.
This release will only have 2-room Flexi, 3-room and 4-room apartments, so for those that are looking for large homes, this might not be the BTO project you’re looking for. Data from the most recent launch places a 4-room flat at approximately $380,000, so expect prices to be steep for a unit in this mature and highly-popular estate.
Tampines continues its run of BTO releases with this November’s limited 650 unit release of 2-room Flexi, 3-room, 4-room and 5-room units.
This time round, the site is located along Tampines Avenue 5, and a very short distance from Tampines Central. This is different from previous Tampines BTOs, which were further away from Tampines Central. This site placed less than 1km away from the MRT and interchange. We’re talking about extremely easy access to an MRT that connects to the East-West Line and Downtown Line, as well as 3 shopping malls, and a modern sports complex.
From previous releases, 4-room flats from September 2019’s release started at approximately $310,000. However, because of the location and the demand, we do not expect prices to be as low as the ones in September. Be ready to pay higher prices for the access that you’ll get.

This November 2019 release at Tengah is going to be a massive 3460 unit project that will include almost all floor plates, including a 3-Gen floor plate. The only set back is that this project is in a non-mature estate.

This massive project will flank Tengah Boulevard, as well as Tengah Garden Walk. Now, potential buyers will see that there is currently nothing on the map that connects this estate with the rest of Singapore. However, there is a planned Tengah Plantation MRT that is expected to come online by 2026, and an entire series of parks, town centres, community clubs and even hawker centres are being planned.
The last Tengah BTO release saw prices for 4-room units starting at $309,000. This is kind of steep considering the fact that the neighbourhood isn’t very well-connected. However, if you’re betting that Tengah will become developed over time, then this isn’t a bad buy at all.
